A flexible, agile and contemporary interior is central to Futurespace’s design for 31 Market Street. Building owners Mirvac engaged Futurespace to create four tenancies that respond to the needs of prospective clients. The refurbishment revitalised the interior and increased the asset’s value – the success measure being three out of the four tenancies leased prior to completion.
The selection of finishes and furniture work to complement a prospective tenant’s brand, offering them an ability to recreate their interior from a contemporary canvas. The four tenancies comprise of similar base palettes, with subtle finishes, furniture and feature elements such as pendant lighting, to differentiate them. Functional requirements of office space; storage, utilities, kitchen and breakout space support tenancies the across each floor.
Futurespace have incorporated different settings including workstations, touchdown benches and collaboration spaces to support agile ways of working, providing prospective tenants a space that can adapt to their specific ways of working. Futurespace have curated enclosed and open plan meeting points within the tenancies and well as at welcome points. Neutral timber slates act as partitions, offering a sense of transparency throughout the environment, and guiding foot traffic within the space. Overall, Futurespace have raised the profile of the asset, ensuring it is attractive to tenants and supports their ability to recreate and brand the space for their organisations.
