futurespace has undertaken a number of building refurbishment projects for Dexus since 2009. These projects include a variety of briefs and roles.
1 Innovation Road L2 and L3 Make Good - the existing fitout left behind the previous tenant was demolished and the base building was re-instated across 1570m2. In addition the base building was upgraded to include T5 light fittings, conversion of supply air register outlets to air boots integrated into the light fittings, new carpet tiles and ceiling tiles throughout an an upgrade of the VAV controls
1 Innovation Road Ground Floor Lobby and External Reflective Pool - new membranes and tiles to the ponds, including overflow and drainage falls in consultation with the Hydraulics engineers
1 Innovation Road Atrium Glazing – our scope involved replacing the existing fixed glazed panels in the façade to the Atrium with motorized louvers to allow for emergency ventilation of the Atrium
11 Talavera Road Building A – an Opinion of Probable cost was prepared for the ‘make good’ of the floor that was used to facilitate negotiation with the incumbent tenant. The make good included upgrading the floor to T5 light fittings, conversion of supply air register outlets to air boots integrated into the light fittings, new carpet tiles and ceiling tiles throughout and an upgrade of the VAV controls
11 Talavera Road Building B – 3 Levels of amenities upgrades, Ground floor Lobby and Café refurbishment, more accessible/larger Loading Dock design
11 Talavera Road Building C – refurbishment of the existing lobby to include a separate commercial
112 Talavera Road Bridge - provide an overhead link between adjoining units at First Floor level Showroom and Warehouse facility for existing tenant by forming a new opening in the party wall between units and constructing an enclosed bridge.
